Booking deposit of 30% is non-refundable (unless the owners cancel the booking, in which case it will be returned in full). The owners recommend that the holiday-makers take out separate holiday insurance for cancellation, sickness, accident and loss.
Balance is payable 8 weeks prior to arrival. Cancellation by the holiday-maker after this time, the balance is non-refundable.
Holiday-makers stay on the premises at their own risk. No liability is accepted by the owners whatsoever.
The owners reserve the right to modify accommodation in any way without prior notice (it is a home first and foremost - decoration and facilities may be altered). However, anything major and the owners will do their best to inform holiday-makers in advance.
Holiday-makers will be expected to leave the property as they found it - clean and tidy and in good repair. If the owners have to do any more than the normal cleaning expected a charge of up to £30 maximum will be taken from the security deposit.
Holiday-makers must report any damage immediately to the owners. Any major damage must be paid for immediately. Minor damages will be taken from the security deposit.
Holiday-makers must lock the property securely whilst away from the premises.
The owners reserve the right to enter the property if they feel there is an emergency that warrants it.
Holiday-makers must not make excessive noise. Before 7pm and after 11pm at night no loud noise of any description (there are neighbours both sides).
The owners reserve the right to ask holiday makers to vacate the premises immediately if it is judged that the holiday makers are abusing or upsetting the neighbours in any way. Complaints from the neighbours are taken seriously.
Holiday makers will be asked for proof of identity and address at the time of booking.
The person making the booking must be one of the party members and must be over the age of 18 years of age.
The owners make every effort to provide comfortable quality accommodation. If the holiday-maker has a complaint, they must make it known during their stay so that it can be rectified. Refunds will not be issued after the holiday period is over. Refunds will only be issued on a pro-rata basis, if it is decided between both parties that the holiday-makers have to leave early due to faults that cannot be rectified.
